The Directorate General of Migration Management in Turkey has announced modifications to the conditions for granting real estate residency permits.
Previously requiring the purchase of property valued at no less than $75,000, the new amendment has increased.
the minimum property value for obtaining a real estate residency permit in Turkey to $200,000.
Documents Required for Obtaining Real Estate Residency 2024:
- Property ownership deed (Tapu document).
- Turkish property appraisal report indicating a minimum property value of $200,000.
- Foreign currency sale receipt to the Turkish Central Bank, exchanged for Turkish currency through an intermediary bank.
- Receipt of transferring the property’s price in Turkish Lira from the seller’s account to the buyer’s account through the same intermediary bank.
- Passport valid for at least 6 months.
- Previous residency in Turkey (if applicable).
- Entry stamp into Turkey.
- Passport photo translated into Turkish and certified as original.
- Tax identification number.
- 4 personal photos.
- Health insurance document in Turkey.
- Proof of residence in Turkey, obtained from the Population Directorate.
- Residency fee payment receipt.
- Turkish residence permit application form.
How to Obtain Real Estate Residency in Turkey:
- Purchase property in Turkey valued at a minimum of $200,000 and officially register it in the land registry.
- Access the Turkish Residence Permit electronic system through the following link: [https://e-ikamet.goc.gov.tr/](https://e-ikamet.goc.gov.tr/).
- Fill out the required form, available in several languages, including Arabic.
- Print the appointment sheet.
- Attend the immigration branch with the required documents on the scheduled date.
- Submit the documents to the immigration officer for verification.
- Pay the fees and include the receipt in the real estate residency application file.
- The applicant is given a follow-up number by the immigration officer.
- The application review takes one to a maximum of 90 days. Upon approval, the request is transferred to the Real Estate Residency Card printing department and sent to the applicant’s address.
